References on the site to “our agents” or an “assigned agent” describe a listing's point of contact, not an employment or agency relationship in which Negros List acts for you.

3. Property listings

Listing content — including descriptions, photos, locations, land and floor areas, pricing, and availability — is submitted and maintained by the assigned agent. Negros List does not independently verify listing content and does not guarantee that any listing is accurate, current, complete, still available, or lawfully offered.

4. Accuracy of listing information

Property details can change or contain errors. Prices, availability, dimensions, boundaries, title status, and permitted uses must be independently confirmed with the assigned agent and the property owner or developer, and through your own due diligence and professional advisers, before you rely on them or commit to any transaction.

5. Agent responsibilities

Agents who publish listings on Negros List are responsible for:

• Being authorized to market each property they list;
• Ensuring their listings are accurate, not misleading, kept up to date, and promptly removed or marked as sold when no longer available;
• Having the rights needed to post the content and images they upload, and complying with applicable real estate, advertising, consumer-protection, and data-protection laws;
• Responding to inquiries and handling any personal information they receive responsibly;
• Keeping their account credentials secure.

6. Buyer and visitor responsibilities

• Provide accurate information when submitting an inquiry or property-match request;
• Carry out your own inspections, verification, and due diligence, and obtain independent legal, financial, and technical advice before entering into any transaction;
• Use the site and its contact features lawfully and in good faith;
• Understand that submitting an inquiry creates no obligation on any party and does not reserve, hold, or secure any property.

7. Communications between buyers and agents

The site helps you reach an agent; it does not host or monitor the conversation that follows. Once you contact an agent, you deal with that agent directly. Negros List is not responsible for the conduct, responsiveness, representations, or omissions of any agent, owner, or developer, or for the outcome of any dealing between you and them.

8. Intellectual property

• Use contact information from the site to send spam or unsolicited marketing;
• Impersonate any person or misrepresent your affiliation with any person or entity;
• Upload malicious code or content that infringes the rights of others.

10. Third-party links and services

The site links to third-party services, including communication channels chosen by agents (phone, Viber, Messenger, Facebook, email). Negros List does not control and is not responsible for those services or their content, availability, or practices. Your use of them is at your own risk and subject to their terms.

13. Limitation of liability
