This Privacy Policy explains what information Negros List handles and why. It describes the platform as it currently operates and will be updated as the platform changes.

Who this policy applies to

Negros List (“Negros List”, “we”, “us”) operates an online real estate marketplace for properties in Negros Occidental, Philippines. This policy covers visitors who browse listings, people who submit an inquiry or a property-match request, and real estate agents and administrators who sign in to the platform.

Information we collect

Information you submit voluntarily

Most of the information we hold is information you choose to give us:

  • Property inquiries and direct contact requests. When you send an inquiry about a listing, we collect your name and phone number (required), and your email address, Messenger reference, and message or requirements if you provide them. We also record which property and which assigned agent the inquiry relates to.
  • Property-match requests. When you use the property match form, we collect the contact details you enter and the preferences you describe, such as preferred location, property type, budget, lot size, number of bedrooms, and any additional requirements.
  • Agent and administrator accounts. Agents and administrators who sign in provide an email address and password, and maintain a profile that may include their name, phone number, Viber, Messenger and Facebook links, a public contact email, a profile photo, and professional details such as brokerage affiliation or credentials.

Information collected automatically

  • Analytics data. We use Google Analytics 4 to understand how the site is used in aggregate. Through cookies and similar identifiers it collects information such as pages and listings viewed, referring links, approximate location (city / country level, derived by Google from your IP address), and device and browser type. We view this data in aggregate and do not use it to identify you. We have not enabled Google Analytics advertising features or Google Signals.
  • Contact-action counts. When you tap a “contact the agent” action on a property page (call, Viber, Messenger, Facebook, or email), we record the property, the contact method, and the time. This record does not include your IP address, a device identifier, or a cookie, and it is not linked to you as an individual.
  • Server and security logs. Our infrastructure providers may temporarily process standard technical data such as IP address, browser type, and request time to deliver pages, keep the service reliable, and protect it against abuse.

Cookies

The site uses essential session cookies (for agents and administrators who sign in) and Google Analytics cookies for the aggregate measurement described above. It does not use advertising or cross-site marketing cookies. See our Cookie Policy for the specific cookies and how to opt out.

How we use information

  • To connect you with the assigned agent. Inquiry and property-match details are made available to the relevant agent so they can respond to you.
  • To notify agents of activity. When you submit an inquiry or tap a contact action, we create a notification in the agent's dashboard and may send a notification email to the agent's registered account email.
  • To operate the marketplace. Account and profile information is used to let agents publish and manage listings, attribute listings to an agent, and manage their own follow-up records.
  • To secure and improve the service and to comply with legal obligations.

We do not sell personal information, and we do not use it for third-party advertising or cross-site tracking.

Property inquiries and communications

Negros List is a listing and discovery platform, not a broker or a party to any transaction. When you contact an agent through the site, your details and message are shared with that agent. Any conversation, viewing, negotiation, or transaction that follows takes place directly between you and the agent (and the property's owner or developer), outside of Negros List. That agent becomes an independent recipient of the information you sent and handles it under their own practices.

Contact-activity tracking

The contact-action counts described above are shown to the assigned agent as a simple indicator of interest in their listing (for example, “3 Messenger contacts this week”). They are aggregated by property and method and are not used to build a profile of any individual visitor.

Data storage and security

Information is stored using Supabase, which provides the platform's managed database, authentication, and file storage. Access to data is restricted by row-level security rules: an agent can generally access only their own listings, their own inquiries and follow-up records, and their own private per-listing notes; administrators have broader access for platform operation. Traffic to the site is served over HTTPS.

We take reasonable technical and organizational measures to protect information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Information that is never shown publicly

Certain information is kept private and is not displayed on public listing pages, in public search results, or in the site's SEO data. This includes agent and administrator sign-in credentials, agents' private per-listing notes (“Agent Eyes Only”), internal follow-up and CRM records, commission and title-status notes, and internal administrative identifiers.

Sharing and disclosure

  • With the assigned agent for the property you inquired about, as described above.
  • With service providers that operate the platform for us: Supabase (database, authentication, file storage), Resend (delivery of notification emails to agents), Google Analytics (aggregate usage measurement), and our hosting provider, [PLACEHOLDER: hosting provider name].
  • When required by law, or to protect the rights, safety, or property of Negros List, its users, or the public.
  • In a business transfer, such as a merger, acquisition, or sale of assets, in which case information would remain subject to a policy consistent with this one.

Third-party services

Besides the providers listed above, the site links out to communication channels chosen by each agent — your phone dialer, Viber, Facebook Messenger, Facebook, or your email application. When you follow one of those links you leave Negros List, and the third party's own privacy practices apply.

Cookies and analytics

As noted above and in the Cookie Policy, the site uses essential session cookies for signed-in agents and administrators, and Google Analytics 4 cookies for aggregate usage measurement. It does not run advertising or cross-site marketing trackers. The Cookie Policy lists the specific cookies and explains how to opt out of Google Analytics.

Data retention

Inquiry and property-match records are retained for as long as they are useful to the assigned agent and to the operation of the platform, and as needed to meet legal obligations. Agents may separately retain a copy of an inquiry in their own follow-up records. Account and profile information is retained while the account is active and for a reasonable period afterward. Your rights

Depending on your location, you may have the right to access, correct, update, or delete the personal information you have provided, to object to or restrict certain processing, and to withdraw consent. For individuals in the Philippines, the Data Privacy Act of 2012 provides rights of this kind.

To make a request, contact us using the details below. Because an agent who received your inquiry holds their own copy of it, you may also need to contact that agent directly. We may need to verify your identity before acting on a request.

Children's privacy

Negros List is intended for adults involved in property search and real estate transactions. It is not directed to children, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us so we can remove it.

Changes to this Privacy Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above. Material changes will be made prominent on the site where appropriate. Continued use of Negros List after an update means you accept the revised policy.
