This page explains the cookies and similar technologies used by the Negros List website, based on how the site currently works.

Summary

The public Negros List website is designed to work with a minimal set of cookies. As things currently stand:

  • Essential cookies. Cookies needed to keep an authenticated session working for real estate agents and administrators who sign in.
  • Analytics cookies. The site uses Google Analytics 4 to understand, in aggregate, how the site is used. This sets a small number of _ga-prefixed cookies.
  • No advertising or cross-site marketing cookies. The site does not run ad networks, remarketing tags, or a Meta Pixel.
  • No browser storage of your activity. Our own code does not use localStorage or sessionStorage to record information about your visit.

A cookie consent banner is not currently shown. Depending on where you are, you may have the right to refuse non-essential (analytics) cookies; you can do this through your browser or the controls described below, and a consent mechanism may be added to the site in the future.

What cookies are

Cookies are small text files that a website can store in your browser. They are widely used to make websites work, to keep you signed in, and to measure how a site is used. Negros List uses cookies for the first two purposes and for aggregate usage measurement, but not for advertising.

Cookies used on Negros List

Essential: authentication and session

When an authorized agent or administrator signs in through the agent login, our authentication provider, Supabase, sets cookies in that person's browser to keep them signed in and to protect the session (for example, cookies whose names begin with sb-). These cookies are required for the agent dashboard to function. They are not set for visitors who only browse public property listings and never sign in.

Essential: “Remember me” preference

If an agent or administrator unticks “Remember me” on the sign-in page, a small functional cookie named nl-remember is set (value 0) so that the sign-in session is kept only until the browser is closed. It holds no name, email, or token, and it is not set at all when “Remember me” is left ticked.

Essential: hosting and security

Our hosting provider, [PLACEHOLDER: hosting provider name], and Supabase may set strictly necessary cookies to route requests, balance load, and protect the service against abuse. These do not identify you personally or track you across other websites.

Analytics: Google Analytics 4

Negros List uses Google Analytics 4, a service provided by Google, to measure how visitors use the site in aggregate — for example, which pages and listings are viewed, how visitors arrive, and roughly where they are (city / country level). The Google Analytics script (gtag.js) sets cookies in your browser, typically:

  • _ga — used to distinguish one browser from another; expires after about two years.
  • _ga_EQ9KJY1EK9 — used by Google Analytics 4 to keep session state; expires after about two years.

These cookies do not contain your name or contact details. The information is used by Negros List only in aggregate and is processed by Google as described in Google's Privacy Policy. We have not enabled Google Analytics advertising features, Google Signals, or data sharing for advertising.

Other usage measurement (no cookies)

Separately from Google Analytics, the site keeps a server-side count of how often visitors tap a “contact the agent” action on a property page. That count records the property, the contact method (call, Viber, Messenger, Facebook, or email), and the time. It does not store your IP address, a device identifier, or a cookie, and it is not linked to you as an individual. It is shown to the assigned agent so they know which listings are generating interest.

Third-party technologies

Apart from Google Analytics, the public site does not embed third-party widgets, social media scripts, video players, or advertising tags that would set their own cookies. When you choose to contact an agent, you may be taken to a third-party service the agent uses, such as your phone dialer, Viber, Facebook Messenger, or your email application. Once you leave Negros List for one of those services, that service's own privacy and cookie practices apply.

How to control cookies

You can control and delete cookies through your browser settings. Most browsers let you block all cookies, block third-party cookies, or clear cookies that are already stored. Refer to your browser's help pages for instructions.

To opt out of Google Analytics specifically, you can install the Google Analytics Opt-out Browser Add-on, or block the _ga cookies through your browser.

Blocking analytics or non-essential cookies will not prevent you from browsing listings or contacting agents. If you are an agent or administrator and you block essential cookies, you will not be able to stay signed in to the dashboard.

Changes to this Cookie Policy

If Negros List starts using additional cookies or similar technologies, this policy will be updated to describe them, the “Last updated” date above will change, and, where required, a consent mechanism will be added before those technologies are activated.
